How tax foreclosure sales work in Mecklenburg County
- Sales are typically held at the Mecklenburg County Courthouse at 832 East Fourth St in Charlotte — the exact time and place are listed on each sale's notice, so always confirm on the listing.
- After the auction, North Carolina law keeps bidding open for 10 more days. Anyone can raise the bid by 5% or $750, whichever is greater — this is the upset-bid process, and it's where many buyers actually win. Try the upset-bid calculator →
- Each raised bid restarts the 10-day clock. The sale is final only after 10 days pass with no new bid.
- Do your own due diligence before bidding: visit the property, check for liens, and verify details with the county. New to this? Start with how it works, step by step →
